The project provided for offices comprising of two high-specification buildings of circa 44,000 square metres in total, across seven storeys over a single level car park basement. The building was BREEAM excellent rated.

AECOM were appointed at the feasibility stage of the project and were re-appointed for all the cost control, including M&E services, for the shell and core, and landlord fit-out areas (including the marketing floor and schemes for test fits), whilst one of the blocks was fitted out by the tenant.

BREEAM Excellent Award
Commenting on the achievement, Dominic Deeny, Chief Executive of Chartered Land said that the recognition of the sustainable attributes of the buildings by BREEAM was a fitting acknowledgement for the project team who had worked so hard to deliver such a high standard. “As a result of that commitment to environmental excellence, we now have three buildings that are unique in Ireland in terms of energy efficiency; sustainability and the facilitation of an attractive working environment. Importantly, these features also translate into reduced operating costs and higher productivity for the occupiers of the buildings” he said.

The BREEAM assessment looked at criteria ranging from proximity to public transport, and the approach to the management of the development through to the quality of air and lighting in the building itself. This comprehensive process involved evaluating ten specific factors from an environmental impact perspective including Energy; Management; Health & Wellbeing; Transport; Water; Materials; Waste; Land Use; Pollution and Ecology. The Grand Canal Square development scored highly on all these factors, thus achieving the coveted ‘Excellent’ rating.

The Performance Space
The Bord Gais Energy Theatre (formerly The Grand Canal Theatre) commenced building in January 2007 and the curtain rose for its inaugural performance on March 18th 2010 with The Russian State Ballet featuring stars from the Bolshoi performing Swan Lake.

With a seating capacity of 2000, the theatre is the centrepiece of the Grand Canal Square development.

The acoustic brief for the auditorium was for a West End-scale performances with also a good natural acoustic for opera and other unamplified musical theatre and dance performances AECOM provided full Cost Consultancy services on this project from inception to completion. Specific project complexities for this high-profile building included working with an international Architectural team of world renown, a challenging programme, and managing client, stakeholder and very high public expectations. Our cost management services included value engineering exercises, whole life costing, tendering and post contract supervision. With a tight programme, a management contracting procurement process was used, involving designing packages during the construction process. Monitoring/ managing overall budget was a challenge during the construction stage. It involved the intense analysis of design and actual construction of all the packages.
