Formerly known as the Sheraton Hotel, Arlington Downs has transformed into a premier residential complex that includes retail, residential, and commercial spaces.
AECOM Tishman served as general contractor for the project, designed by Pappageorge Haymes Partners. The redevelopment entailed renovating an existing 13-story, 427-room hotel into a contemporary 214-unit residential building.
Its Many Benefits
Arlington Downs includes luxury apartments, a new two-level post-tensioned concrete below-grade parking structure, and is within walking distance of Arlington International Racecourse and Arlington Park Metra station, and is in close proximity to highway access and numerous off-site recreation and retail amenities.
Structural Challenges
The existing building presented structural deficiencies, so the second-floor slab was removed in its entirety and a new first-floor slab was constructed at a higher elevation to both bring the building’s ground floor into alignment with the existing building perimeter site condition and also allow for higher ceiling space.
Developing Strategies
Our preconstruction team worked closely with stakeholders to determine how to best utilize funds and develop value engineering strategies. The team’s proposed value engineering strategy included changing material, re-engineering the structure, design-build for mechanical and electrical trades, and deleting non-essential scope items, dropping the original estimated contract price from $40,000,000 to $36,280,000.
