The impact on construction services

Cultivating a future for London’s offices around the concept of agile working may go towards satisfying tenants’ needs, sustainability and cost effectiveness. But changing the commercial workspace to accommodate a generation of very mobile, very social workers brings consequences for construction services, largely concerning the amount of workspace which may or may not be needed and its ability to be flexible to future trends.

Keeping pace

While in time, space requirements in offices may diminish outside of London, at the moment in the capital the supply chain is struggling to keep pace with all of the projects that are underway or proposed and to some extent, contractors and subcontractors now have greater choice. And yet corporations are likely to continue to want iconic headquarters, and tall buildings can be a key element of that.

But construction in London today is a very complex picture. Prices are escalating — and will continue to escalate— while the supply chain demands different methods of procurement, is less accepting of risk transfer and suffers a worrying loss of skills.

A talent gap

Today there is less in the way of a capable, experienced, competent workforce serving the capital than there has been for many years past. This has been compounded by the fact that, since the recession, many experienced professionals have chosen to leave the sector early. This situation is made even worse due to many companies no longer recruiting and training their younger managers — creating a talent gap.

We can help you through this complex, fast-changing picture.

Global-local

Through our international experience and London knowledge, our capabilities in construction services have developed from more than a century of experience via the Tishman and Hunt businesses in the United States.

Tishman and Hunt have been responsible for the construction of some 450 million square feet of buildings in all sectors — and that experience is enhanced by key individuals in London. They can point to a deep pool of knowledge and wide range of experience on projects ranging from the Olympics to the International Quarter in Stratford, from The Shard to Central Saint Giles, and from Paternoster Square to the Greenwich Peninsula. Other notable projects in the back catalogue for our staff include Chiswick Park, the Treasury Private Finance Initiative and Stratford City developments.

We have an intellectual knowledge and understanding about how clients manage their risk now and in the future, not only as it relates to the physical construction but also development — this is also relevant to how opportunities could and should be optimised.

An integral part of our offer, our experience and knowledge enables us to provide construction services that span architecture, interior design, masterplanning, workplace strategy, structural and services engineering, economics, cost planning, transportation, energy, water and safety

One World Trade centre, New York

At a height of 1,776 feet upon completion, the tower is the tallest building in the United States. Tishman and Hunt, both AECOM companies, served as construction managers and built the original World Trade Centre (WTC) complex. Tishman and Hunt are also serving as construction managers for WTC Towers 3 and 4, the WTC Transportation Hub and the Vehicle Security Centre at the site. Both companies also built 7 WTC, the first tower to rise after September 11, 2001.
