Encompassing a phased fit-out of 25 floors and major infrastructure modifications for a total of 376,767 SF, the scope includes new fire alarm and BMS systems, infrastructure upgrades such as the installation of an additional emergency generator, fuel tank and fire pump, as well as HVAC system upgrades and the replacement of AHUs on every floor.
Given that the building was originally an office building, refitting its infrastructure for the needs of Article 28 space required many structural modifications, including new slab penetrations for plumbing, ductwork and conduits, interventions that called for close collaboration with the structural engineer. Removal of the exterior wall and installation of a dual-car hoist was required for trade access during construction, which allowed for easier deliveries of MRI and CT scanners, among other medical equipment.
Programs for this facility range from physician practices consisting of primarily offices and exam rooms to more specialized programs including ambulatory surgery, ophthalmology, radiology, plastic surgery, dental suites, and a Dermpath lab.
