AECOM Tishman is providing construction management services for the transformation of this 1950s-vintage, 1.1 MSF office building into a flexible, 1.4 MSF, Class A office tower, while retaining 67% of the building’s original structure.
This complex redevelopment involved severing extensive MEP systems with the clocktower skyscraper next door – a hotel remaining operational – as well as completing an overbuild atop One Madison’s existing structure. Designed by KPF, One Madison will comply today with the 2030 building emission targets determined by NYC’s Local Law 97, and is on track to achieve both a LEED Gold rating and WELL certification. The project is exemplary also in terms of low embodied carbon, achieving an overall carbon reduction for structural steel, concrete, and rebar of 30% – equivalent to emissions from 10,250,000 vehicle miles traveled. Additionally, One Madison’s high-strength concrete mixes are 35% and 40% lower carbon than a typical concrete mix.
