The Al Noud project, formerly recognized as the Al Khrair district, has been developed to serve as a low-density Emirati housing development in Al Ain, UAE.
Spanning approximately 651 hectares, this project has created a balanced and inclusive community environment comprising 3,017 residential units. Beyond residential spaces, the community features dedicated areas for religious practices, educational institutions, commercial facilities, government offices, community centers and ample open green spaces.
The project’s development intends to enhance the livability and functionality of the area, addressing the growing demand for housing and providing amenities that contribute to the overall wellbeing of the community.
Innovations that support sustainability
Al Noud exemplifies a holistic approach to sustainability by integrating innovative solutions such as an optimized sewer network design, upcycling excavated materials and promoting water-efficient landscaping practices. These innovations improved operational efficiency and contributed to environmental stewardship and long-term sustainability.
The project’s design incorporated state-of-the-art 3D modeling software and BIM technology for digital representation of infrastructure networks. Smart sensors and IoT devices were integrated to monitor performance in real-time reducing carbon emissions by 10-20%, while geospatial technology was used for spatial data analysis and mapping. Robust cybersecurity measures were implemented to protect critical infrastructure data.
